A true Arizona native, Chelsey has bounced between Prescott and Phoenix throughout her life. She attended Prescott High School before moving to Phoenix for college. However, the allure of Prescott was too strong to resist, and she returned in 2020.
"I had the opportunity to move back to Prescott in 2020, and I am never looking back. My family is so happy here," she shares, reflecting her deep connection to the community.
When asked about the defining macrotrend in the quad-city area for 2023, Chelsey points to the rise of multi-generational living. This trend, which involves multiple generations of a family living under one roof, is becoming increasingly popular as a practical and economical solution to the rising costs of housing. The multi-generational living trend is also influencing the types of properties that are in demand. Homes with multiple master suites, separate living areas, or accessory dwelling units are becoming more desirable. These types of homes can accommodate larger families and offer the privacy that each generation needs while still allowing for shared living spaces.
Chelsey notes that this trend is not confined to Prescott. Instead, it's a phenomenon that's gaining traction across the United States. "I am noticing a significant trend not just locally but also nationally of people embracing multi-generational living in order to be able to afford housing," she shares.
When it comes to design trends in the real estate market, Chelsey Marsiano has observed a significant shift towards sustainability and minimalism. This trend is particularly evident in new construction and rehabilitated properties, where there's a clear focus on creating spaces that are both environmentally friendly and functionally minimalist. The Jasper Community in Prescott Valley stands out as a shining example of this trend in action.
This community, according to Chelsey, perfectly encapsulates the marriage of modern architectural design with sustainable practices. Homes here are built using eco-friendly materials and appliances, demonstrating a commitment to reducing environmental impact. Furthermore, the interiors are designed with a minimalist approach, featuring only essential and functional decor. This combination results in homes that are not only beautiful and modern, but also conscious of their environmental footprint.

The concept of a barndominium, a barn-like structure converted into a living space, has gained popularity in recent years due to its unique aesthetic and potential cost savings. However, Chelsey cautions that realizing this idea can be challenging, particularly in the Quad Cities area, due to specific zoning laws and building restrictions known as Covenants, Conditions, and Restrictions (CC&Rs). In addition to these legal and regulatory considerations, Chelsey also points out the practical aspects of building a barndominium, such as the costs associated with getting utilities like water and electricity to the land. These costs can vary widely depending on the location of the property and its proximity to existing utility lines.
"Bringing that idea to fruition can be challenging within our quad cities due to zoning and CC&R's building restrictions and requirements. It is important that you have a trustworthy real estate agent who can help you find land that fits within these requirements and is zoned for it. It is also important to understand the costs involved with getting water and electricity to the land," Chelsey advises. Her insights underscore the importance of thorough research and expert guidance when considering a unique housing project like a barndominium.
When asked about the future of the real estate market and whether it will ever return to "normal," Chelsey Marsiano offers a nuanced perspective. She believes that the concept of a "normal" real estate market is somewhat of a misnomer.
"I do not think any real estate market is 'normal.' The local real estate market is always changing, and there are always going to be reasons for people needing or wanting to move," she explains. According to Chelsey, a wide range of variables, including economic conditions and personal circumstances, constantly influence the local real estate market. She cites recent market statistics to illustrate this point: "Based on the market statistics year over year, we’ve seen a 7.61% increase in list price. However, the sold price YOY has declined by 7.32%; I believe this is due to higher interest rates." Despite the uncertainties, Chelsey remains optimistic and excited about the future. "I am excited to see what happens next year," she concludes.
In the fast-paced world of real estate, a good cup of coffee is often an agent's best friend. For Chelsey, that perfect cup comes from The Century Lounge, one of our favorite local coffee shops here in Prescott. Her go-to order? A large spiced honey latte with an extra shot, of course.

Networking is another crucial aspect of a real estate agent's life. Chelsey has a couple of favorite spots in Prescott where she loves to meet clients or other agents for drinks and dinner. The County Seat and Superstition Meadery top her list. Both places offer a great atmosphere for casual meetings and conversations, and they also serve as excellent examples of the growing local foodie scene in Prescott.
When she's not navigating the real estate market or networking with clients, Chelsey loves to embrace the natural beauty of Prescott with her family. Her favorite pastime is to pack a picnic and head to Granite Basin Lake, a popular spot known for its serene waters and picturesque surroundings.
"Having a picnic and swimming at Granite Basin Lake is my favorite thing to do with the family," she shares. This not only provides a fun and relaxing escape from her busy work schedule, but also allows her to connect with the community and environment that she loves and serves.
